Every high-rise building has an exit stairwell that's supposed to stay clear of smoke during a fire. Whether that's actually true isn't something you can tell by looking at the stairwell — it has to be tested.
What Stairwell Pressurization Is
Stairwell pressurization systems hold the air pressure inside an exit stairwell slightly higher than the pressure on the building's occupied floors. That pressure difference means that when a stairwell door opens during a fire, air flows out of the stairwell into the fire floor — not the other way around — keeping the stairwell itself smoke-free even while the rest of the building fills with smoke.
Why Code Requires It in High-Rises
Stairwell pressurization is required by code in high-rise buildings specifically because elevators are typically taken out of service or unusable during a fire, which makes the pressurized stairwell the primary means of egress for everyone in the building. If that stairwell fills with smoke, the building's entire evacuation plan fails at once, for every floor above the fire simultaneously. That's why this isn't treated as an optional feature — it's a code-mandated life safety system with the same seriousness as fire alarms and sprinklers.
What Testing Actually Verifies
Testing a stairwell pressurization system means confirming that the pressure differential the system is designed to produce is actually being produced — under real conditions, with doors in their normal operating positions, not just when the system was first commissioned. Pressure differentials can drift over time as building systems age, as HVAC equipment elsewhere in the building is modified, or as weatherstripping and door seals degrade.
The Door Problem
There's a second, easy-to-overlook failure mode: a stairwell can be pressurized correctly and still fail as an exit route if the pressure differential is high enough that occupants can't physically open the doors to get out of the stairwell at the ground floor or at their chosen exit level. Testing has to verify both sides of this balance — enough pressure to keep smoke out, not so much that the doors won't open under a person's normal push force.
An exit route only counts if people can actually use it.
